Don’t miss out on an early sale this spring/summer - make sure you have your Home Information pack in place early.
Remember, the concessions allowing you to put your property onto the market without having your Home Information pack fully in place have now come to an end. All properties coming on to the market from 6 April 2009 must have their Home Information Pack in place prior to marketing. The only items which are now permitted to be outstanding are the Local Authority Search and the Drainage and Water Search but both of these searches must have been ordered from the relevant authorities or search agent and proof of the order and an anticipated return date must be included in the Home Information Pack.
Before you instruct your estate agent to market your property you must have in place the following:-
- A completed Property Information Questionnaire.
- Your Energy Performance Certificate (which must be less then 3 years old).
- Your completed Sale Statement.
- Copies of the Land Registry title and plan to your property (or a copy of your deeds if not registered with the Land Registry).
- A Local Authority and Drainage and Water Search (or proof that you have applied for and paid for the same).
- A copy of your Lease if the property is leasehold and the service charge budget.
- An index for the Home Information Pack.
